Mayakoba began as project for a unique destination on the Maya Riviera, inspired by its blue skies and its emerald beauty. Mayakoba's facilities include a six-kilometre-long freshwater canal surrounded by mangroves and exotic birds. Visitors can enjoy a revolutionary vision of beauty and harmony.
OHLmission was to build a luxury hotel complex to be then operated and run by hotel chain Fairmont Hotels & Resorts, the principal Canadian and North American luxury hotel management company. The complex was to have 400 rooms and to be located in Mayakoba, in the Cancun-Tulum corridor in the state of Quintana Roo, Mexico.

As the Spanish promoter required that FIEX invested the maximum possible amount into the investment company, THR carried out an analysis of the promoter as well as of the business opportunities for Cofides-FIEX.
The methodology implemented by THR in this project included:

After having carried out the different analyses, THR came up with several conclusions and recommendations:

- Conclusions concerning OHL's status and risks as well as those of its guarantor.
- Advice for Cofides concerning the potential participation of FIEX.
