The main objective of the project was to define the programme of the Condo-Hotel located in the golf course of PortAventura.
The types of rooms, the service mix for the future target and the legal uncertainty surrounding this type of property development were some of the main issues to solve by THR-DFR’s team.

The methodology used to measure the programme of hotel services was that of “Reference Day for Design”, i.e. the number of clients of the hotel was measured on a specific high-season day based on the occupation rate and other variables.
The aim was to quantify the minimum number of square metres needed for a specific number of clients without suffering from overdemand / overbooking in the various services offered in the hotel. This guarantees an optimum assessment of space in the hotel and good services for clients.
